Pre-Construction Dilapidation Report

Builders, developers and owners about to start work; and neighbours of a site about to start work who want their property’s existing condition on the record. Often a condition of development consent.
When to order it
Before any work begins on the adjoining site — before excavation, demolition, piling, dewatering or heavy machinery arrives. A dilapidation report commissioned after work has started has lost most of its value to both sides.
What the report covers
- A systematic photographic record of the property’s existing condition, dated
- Existing cracking recorded with location, width and extent
- Internal walls, ceilings, cornices, floors, doors and windows
- External walls, brickwork, render, paths, driveways, paving and fencing
- Retaining walls, boundary structures, outbuildings and pools
- Roof and roof void condition where safe access exists
- Site levels, drainage and existing settlement or movement evidence
- A written description accompanying the photographs, so the record is intelligible years later
Post-Construction Dilapidation Reinspection
The same property, re-recorded after the works, compared item by item against the original.

Commercial Building Condition Assessment

What the report covers

- Floors, hardstand, loading areas and vehicle-affected surfaces
- Visible services and plant condition, reported as observations
- Water ingress evidence, moisture and thermal survey where relevant
- Deterioration and defects prioritised for capital planning

Commercial Pre-Lease & Schedule of Condition Report
A documented condition schedule at the start of a commercial lease, so make-good at the end is an argument about facts.

Pre-Renovation Building Condition & Feasibility Inspection
What the building is really going to allow before you commit to a design and a budget.

Owners planning a renovation, extension or reconfiguration who want a builder’s read on the existing building first.
When to order it
Before you finalise a design, appoint a builder or set a budget. This is the cheapest point at which a surprise can be absorbed.
What the report covers
- Existing structure, framing, roof structure and apparent load paths where visible
- Existing condition issues that will have to be resolved as part of any work
- Wet area, waterproofing and services condition where they will be affected
- Subfloor, footings and site conditions where visible
- Evidence of previous alterations, and whether they appear to have been done properly
- Practical constraints: access, levels, drainage, boundaries and adjoining structures
- The items most likely to become variations once walls are opened
This is a builder’s feasibility assessment of the existing building. It is not structural design, engineering certification, a planning approval assessment or a fixed-price construction estimate.
Asbestos Identification, Sampling & NATA Laboratory Analysis
Suspected asbestos materials identified, sampled and analysed by a NATA-accredited laboratory.

Where a building constructed before asbestos was phased out is used as a workplace, and whenever the register is out of date.
