Who this report is for

Owners whose insurer has asked for an independent building condition report, a rectification scope, evidence that repairs have been completed, or supporting cost information before offering or continuing cover.

When to order it

As soon as the insurer sets the requirement, and well before a renewal date. Insurers work to deadlines and a lapse in cover is worse than the underlying problem.

What is inspected

  • The building’s condition, addressed against the specific matters the insurer has raised
  • Roof, structure, wet areas, electrical and plumbing evidence visible to a building inspection
  • Defects and deterioration described with cause, extent and significance
  • A rectification scope of works where the insurer requires one
  • Cost information for the described works where that is requested
  • Evidence of repairs already completed, where that is what the insurer needs to see
  • Photographic evidence throughout, and thermal or moisture evidence where water is involved

Important exclusions and limitations

Publishing this is unusual. It should not be — you should know where the gaps are before you rely on the document.

  • This report cannot and does not promise that cover will be offered, continued or reinstated. That decision belongs entirely to the insurer.
  • It is not a valuation, a replacement cost assessment or a certificate of any kind.
  • It is a visual building inspection. Where engineering certification is required, an engineer must be engaged.
  • Electrical and gas matters are reported only as visual observations. Where a licensed trade inspection or a certificate is required, the report says so and you engage a licensed electrician or gasfitter directly.

Thermal imaging identifies temperature anomalies and supports professional interpretation; it is not proof of a hidden defect on its own. Drone use depends on weather, airspace, privacy and site conditions and supplements physical inspection rather than guaranteeing complete coverage.

My insurer sent a list of requirements. Can you address them directly?

Yes, and you should send the list through when you book. A report that answers the insurer’s actual questions in their order is far more useful than a general condition report they then have to interpret.

Will this get my cover approved?

No report can promise that, and be careful of anyone who says otherwise. What it does is put accurate, independent, photographed building evidence in front of the insurer instead of an assumption.

The insurer wants proof the repairs were done.

That is squarely within this report — the completed work is inspected and documented with photographs against what was required.

What should I send through when I book?

The insurer’s correspondence, any list of requirements they have issued, and any earlier reports or quotes on the property. The report is built to answer their specific questions, so the more of their wording we have, the more directly it can respond.
