Who this report is for

Owners whose property insurance application has been declined, and who need independent building evidence responding to the insurer’s stated reasons.

When to order it

As soon as you have the decline in writing with the reasons set out. The reasons are what the report has to answer, so get them in writing first.

What is inspected

  • Each concern the insurer has stated, addressed individually on the evidence
  • The building’s actual condition in the areas the insurer has raised
  • Where a stated concern is not supported by the building’s condition, a clear finding to that effect with evidence
  • Where a stated concern is valid, what it would take to resolve it — described and, where requested, costed
  • Evidence of any rectification already completed
  • Photographic evidence throughout, with thermal and moisture evidence where relevant

What you receive

  • A written report structured around the insurer’s stated reasons rather than around the building
  • Independent findings from an NSW licensed builder, with photographic evidence
  • A rectification pathway where one is required
  • A document you can submit with a request for reconsideration

Important exclusions and limitations

Publishing this is unusual. It should not be — you should know where the gaps are before you rely on the document.

  • This report does not promise, and cannot promise, that an insurer will reconsider, offer cover or change a decision. That decision is entirely theirs.
  • It is building evidence, not insurance advice, broking or advocacy.
  • It addresses the reasons the insurer has stated. Reasons that have not been disclosed cannot be addressed.
  • It is a visual building inspection, subject to the usual access limits.

Technology and equipment used

Thermal imaging identifies temperature anomalies and supports professional interpretation; it is not proof of a hidden defect on its own. Drone use depends on weather, airspace, privacy and site conditions and supplements physical inspection rather than guaranteeing complete coverage.

Need it fast? An urgent report is delivered within 6 hours of the inspection when you ask for one at the time of booking. Standard turnaround is confirmed in writing with your booking, before the inspection takes place.

Pricing

This report is individually scoped and quoted, because the work depends on how much there is to inspect, what equipment is required and how much inspection and reporting time is involved. You receive a confirmed price and a written scope before anything is booked.

What do you need from me to start?

The insurer’s decline in writing, with their reasons. Everything the report does is built around answering those specific points, so a verbal summary is not enough.

What if the insurer is right?

Then you get told that, with the evidence, and the report sets out what would have to be rectified. That is a more useful position than repeatedly applying and being declined.

Can you talk to the insurer for me?

The report is the evidence and it is written to be read by them. Advocacy, broking and negotiating cover are not building services, and a broker is the right person for that part.

Does the report include repair costs?

Not by default. The reconsideration report addresses the reasons the decision was based on. If you also need costed rectification figures, that is the Costed Rectification Scope of Works and it can be ordered alongside.
