Is this the same as a pre-sale inspection?

No, and the difference matters. A pre-sale inspection is commissioned by the vendor before listing. This is commissioned by you, after you have been handed somebody else’s report, and the whole point is that the inspector is working for the buyer.

Are you looking for problems with the other report?

The property is inspected on its own merits first. The comparison comes after. That order matters — starting from someone else’s conclusions is how you inherit their blind spots.

What if you find the supplied report was accurate?

Then you have paid for certainty on the largest purchase of your life, and you can bid or exchange knowing two independent inspectors saw the same building.

What do I need to send you before the inspection?

The report you were given, in full, along with the property address and the date you need the work completed by. The property is inspected on its own merits first and the comparison is prepared afterwards, so the earlier the existing report arrives the better.
