Building inspections in Cronulla

Cronulla is an old suburb with expensive property in it, and most of what goes wrong here is weather and age rather than workmanship. The inspection that matters is the one that knows which is which.

What Cronulla is actually built from

Sutherland Shire Council's own Housing Strategy describes Cronulla as containing “many older style flat buildings” developed from the 1950s onward, and names “the need for redevelopment of the building stock” as a driver of its planning for the centre. The same strategy rezones the Cronulla centre for buildings up to 30 metres, around nine storeys.

In practice that means two very different inspections in the one postcode. There is the walk-up unit block from the 1950s to the 1970s, where the questions are balconies, waterproofing, concrete and what the strata scheme has been deferring. And there is the free-standing house, often heavily renovated, where the questions are what was done to it, by whom, and whether it was approved.

Then there is the peninsula itself. Cronulla sits on three sides of open water. Salt-laden air does not respect a building's age or its price.

What goes wrong in Cronulla buildings

These are the failure modes that a coastal, ageing, medium-density suburb produces. Not all of them are visible from the front door.

Concrete cancer in older units

Salt reaches the reinforcement through carbonated or cracked concrete, the steel expands, and the cover spalls off. Balcony edges, slab soffits and exposed columns first. It is progressive, it is expensive, and by the time it is obvious it is well advanced.

Balcony and terrace waterproofing

The single most common serious defect in older Sydney units. Failed membranes, blocked or absent drainage, tiles laid straight over a dead membrane. It shows up as damp in the unit below, not in the one that caused it.

Window and door seal failure

Aluminium frames on exposed elevations take salt and wind-driven rain for decades. Perished seals and corroded sills let water into wall cavities behind the lining, where it is not visible until the plaster stains.

Corrosion of lintels, balustrades and fixings

Steel lintels over openings rust and jack the brickwork above them. Balustrade fixings and stair stringers corrode from the inside. In a beachfront building this is a maintenance cycle, not a one-off.

Unapproved and undocumented renovations

Expensive suburbs get renovated often. Removed walls, enclosed balconies, new bathrooms over old membranes, and decks and pergolas that were never approved. What matters is whether the work is sound and whether it is documented.

Subfloor damp in the older houses

Sand base, low floor levels, and ground levels built up by successive landscaping. Poor subfloor ventilation, then borers and rot in the bearers and joists.

Do I need a building and pest inspection on a Cronulla unit?

Yes, and for a different reason than on a house. On a unit the inspection covers the lot you are buying — internal condition, waterproofing, moisture, services — and flags the common-property questions worth chasing in the strata search: balconies, the roof, the facade, and any defect the scheme is carrying. Timber pest risk in a concrete building is usually low, which is why the apartment report is priced separately from the combined building and pest report.

What is concrete cancer and how do I know if a building has it?

Concrete cancer is corrosion of the steel reinforcement inside concrete. Salt or carbonation reaches the steel, it rusts, rust occupies more volume than steel, and it forces the surrounding concrete off. The visible signs are rust staining, cracking that follows the line of the reinforcement, and spalling on balcony edges and soffits. In a Cronulla unit block it is one of the first things worth looking at, because the repair is scaffolding and structural work, not painting.
